Studio 531 has been working on a number of innovative infill housing projects lately to create “soft density” within existing residential neighbourhoods.
West 23rd Infill, is located in the Pemberton Heights neighbourhood of City of North Vancouver and transforms a single family lot into a place for 5 families through a 2 lot subdivision. Each new lot contains a house, secondary suite, and a coach house accessed off the lane. The buildings will be constructed to Step 3 and Step 5 of the new BC energy step code and utilize off-site construction methods. The project received first reading of council in May with over 20 notes of support, and anticipates final council approval in July 2018.
Nested against the trees, the buildings create a new mini-neighbourhood that blend with the forest, and form a gateway into Heywood park. An unopened road allowance on the east side of the site is used for community access the park, and this project upgrades the pathway as part of the development.
